(a) OWNERSHIP & USAGE:
a) Any person irrespective of age can buy at IKIGAI Goa.
a) One resident should be above the age of 55 years. The spouse gets eligibility by association.
b) In special situations depending upon the physical and emotional needs of the residents, family members and/or domestic staff may reside with them at IKIGAI Goa.
a) NRI, PIO, OCI and Foreign Nationals can purchase a property at IKIGAI Goa subject to compliance with the Rules and Regulations formulated under RBI and FEMA as applicable..
a) Yes, two or more people are allowed to buy jointly and reside together in the apartment.
a) IKIGAI Goa is a first of its kinds Senior Living in Goa with life planned around people of 55+. It would serve you best as your primary residence, but you are free to spend as much time at IKIGAI Goa as you desire.
a) Yes pets are welcome. IKIGAI Goa is a pet friendly Senior Living. The pets should be appropriately vaccinated. Pet parents need to ensure cleanliness of the premises and that they do not inconvenience other residents in anyway.
a) Maintenance Society will be formed for the residents of IKIGAI Goa for the maintenance and upkeep of all common amenities and areas.
a) The residents of IKIGAI shall become members of the Club and will have right to access all the facilities in the Club on payment of the requisite club membership charges.
b) The Club at IKIGAI Goa is an owned property of the Developer / Promoter of the project and the Operator / Service Provider has obtained lease cum management rights of the Club. The Developer / Promoter / Operator (IKIGAI Goa Management) may at their sole discretion allow outsiders (who are not residents of IKIGAI Goa) to use the Club facilities on such charges and terms as they may deem fit.
a) Yes sure, IKIGAI Goa property team will even assist you for renting out your apartment to people of 55 yrs+, for a nominal marketing fee. The Licensee/renter/lessee will have to be of 55+ and same residents’ rule will apply to them..
b) IKIGAI Goa will also exclusively run a holiday rental program on revenue-sharing arrangement with the owners, targeted towards travelers of 55 years plus who would like to experience Goa’s first senior living. The owners may choose to subscribe to this service to get attractive rental returns. Detailed commercials on this will be finalized and released upon launch.
a) The asset is transferrable like any other real estate asset in India as per the applicable laws. There is no restriction on sale, transfer, or rental of the asset after sale deed and taking possession of the apartment. The resident eligibility criteria and other regulations of IKIGAI Goa will apply to all subsequent buyers and residents..
a) Yes sure, IKIGAI Goa property team will assist you in selling your apartment at Market price for a success-based transaction fee.
a) Yes ofcourse they are welcome, this is your home.
b) There are guest room facilities also in the Club that could be used by the family and friends of residents for a nominal cost.
b) There is also a co-working space cum business centre at the disposal of the residents. High-speed internet connectivity is available at IKIGAI Goa across the project. Residents can subscribe to preferred plans with the service provider as per their needs.
b) If the legal heirs do not meet the resident criteria or do not wish to reside there, IKIGAI Goa will assist them to either sell or rent the apartment to suitable people as per market rates.
a) There is sufficient open parking facility available for all apartments around the building blocks.
b) Covered Parking spaces may be purchased optionally by the flat owners, subject to availability.
(B) SENIOR LIVING ADVANTAGE SERVICES AND MONTHLY CHARGES / USAGE FEE:
a) There are mainly three categories of monthly costs payable by the residents:
i) CAM charges = Common Area Maintenance – currently this is estimated around Rs. 75/- per sq. mtr. (plus GST) per month – This covers these services – Safety & Security, Horticulture & Gardens Maintenance, Common areas electricity & water, Waste Management, STP / ETP operations & maintenance, Electrical & Plumbing Infrastructure maintenance and any other common area maintenance requirements.
ii) Senior Living Advantage Services – currently this is estimated at Rs. 8500/- (plus GST) per apartment per month – this includes Preventive Healthcare & Wellness services, Housekeeping of apartments and Events, Engagement & Concierge services.
iii) F&B costs – this will be payable as per actual consumption basis different F&B plans those will be offered depending upon the needs of the residents.
a) The charges will be reviewed on a yearly basis and may be increased marginally keeping with the
price escalation of input costs towards various services.
b) Initial three years deposit for CAM and Senior Living Advantage services is being taken at the
time of possession. After such period, quarterly / bi-annual / annual payments will be collected by the
Operator as per then applicable rates.
a) Residents are free to customize the interiors of their apartment as they wish with the exception of making any structural changes.
a) Some amenities and facilities may have a nominal usage fees and payment towards consumables.
(c) HEALTHCARE & WELLNESS:
a) Healthcare services such as 24 hrs. emergency personnel.
b) Periodic health check-ups. And maintaining health/medical records with the wellness center.
c) Special Care wards in the wellness centre under the supervision of paramedic staff. Any resident requiring special care may get admitted for a few days.
d) Physiotherapy, Nutritionist and Doctor visits at regular intervals.
**(consumables / services in some of the above facilities will be chargeable and not part of monthly charges)**
(d) F&B:
a) All meals starting with Breakfast, Lunch, evening tea and dinner will be available at the restaurant at The Club. Meal plans and menu will be made under the guidance of a nutritionist considering the dietary requirements of the residents.
a) Yes, residents may choose from various meal plans depending upon their requirements and liking. Different meal plans offering flexibility to the residents will be made available by the Operator / service provider.
a) Guests may accompany residents by paying applicable guest charges and ordering food from the available menu or buffet.
** Food charges are not a part of the monthly charge towards senior living advantage services and will be payable as per consumption. *
(E) HOUSEKEEPING SERVICES:
a) Housekeeping would include once in a day mopping and cleaning of the apartments.
b) Any additional housekeeping like utensils cleaning, laundry or other household chores are not covered under housekeeping services.
(F) CONCIERGE SERVICE:
a) Our concierge will work around the clock to make your days stress free. All you have to do is pick up the phone and we will make it happen. Here are just some of the services we offer through our concierge:
i) Assist with Mail/Bill Paying.
ii) Activity Reminders.
iii) Caring for household plants.
iv) Pet Walking and Pet Care Services.
v) Party and Event Planning.
vi) Dinner Reservations.
vii) Private Transportation.
viii) Additional Housekeeping.
ix) Grocery Shopping.

a) Yes, The Silver Surfers Club will have a team present at Ikigai Senior Living to ensure your activity calendar is full!
a) Yes of course. All activities at Ikigai Senior Living are optional.
a) Yes, a shuttle service to the beaches, restaurants and shopping areas that are a quick 20 mins away will be available at Ikigai Senior Living.
a) Absolutely. At Ikigai Senior Living we encourage talent, fresh ideas, and fun new facilitators. Specialist facilitators are most welcome to conduct sessions for our Ikigai Seniors.
a) Lifestyle programs which shall be organized in the Community, catering to the spiritual, physical, social or intellectual interests of the residents.
